The Pageant

The Pageant is a mixed-use facility in St. Louis, Missouri supporting office, retail, dining, and entertainment capabilities.

This project consists of an approximately 50,000 SF mixed-use office, retail, dining, entertainment, and performance venue designed to combine commercial, hospitality, and cultural spaces within a single facility. The building includes approximately 20,000 SF of front-loaded office and retail space distributed across three floors, creating flexible tenant space along the primary street frontage.

A key feature of the development is a multi-level theater and concert venue incorporating a 2,000 SF performance stage, designed to accommodate live entertainment, theatrical productions, and community events. The layout integrates dining, lounge, and gathering spaces to support both everyday use and event operations.

The building is topped with a four-ply built-up roof system complemented by a decorative gabled clay tile roof along the primary boulevard façade, enhancing the architectural character of the development. The project was engineered to deliver a durable mixed-use facility that integrates office, retail, hospitality, and performance spaces within a flexible, multi-level environment.
