MorningStar West Valley Memory Care

Completed for MorningStar Senior Living, this project is an 30,000-square-foot, 41-unit senior living community.

This project consists of an approximately 30,000 SF senior living community designed to provide a modern residential environment with integrated care and wellness amenities. The two-story facility includes 41 residential units and 32 outdoor parking spaces, with infrastructure in place for six future EV charging stalls to support long-term sustainability.

Resident amenities include a second-floor roof terrace, two activity spaces, a fitness room, salon, and a nurse call system installed throughout the facility to support resident safety and daily living. Additional features include a commercial kitchen, co-living units, an emergency generator, solar panels, and the NOKE intelligent door system, providing enhanced security and operational efficiency.

The building is constructed using a wood structural system and utilizes a VRF mechanical system with integrated bipolar ionization, improving energy efficiency and indoor air quality. The project also included fire protection and solar system design, contributing to the building's overall performance and sustainability goals. The facility achieved LEED Silver certification, reflecting its incorporation of energy-efficient systems and environmentally responsible design strategies.
