SENIOR HOUSING FACILITY IN CINCINNATI, OH

Completed for Gardner Capital, this project is a 60,000-square-foot, 50-unit senior housing facility supporting low-income residents.

This project consists of an approximately 60,000 SF senior housing facility providing 50 residential units designed to serve low-income seniors. Developed through the Low-Income Housing Tax Credit (LIHTC) program, the project also incorporated Section 3 and Minority Business Enterprise (MBE) participation, supporting community workforce and contracting initiatives throughout construction.

The building is constructed using a steel frame structural system with 3.5-inch concrete floor slabs, providing durability and long-term performance. Exterior finishes include James Hardie panel and lap siding complemented by masonry brick veneer, while the roof assembly consists of a TPO membrane roofing system.

Resident amenities include six large community and lounge spaces, providing flexible areas for social gatherings, activities, and resident programming. The project achieved LEED Silver certification, incorporating sustainable design strategies and energy-efficient building systems to support long-term operational performance and reduced environmental impact.
