The Fountains

Completed for The Fountains, this project is a 160,000-square-foot, 127-unit assisted and independent living facility in Ellisville, Missouri.

This project consists of a two-phase senior living development that expands residential capacity while enhancing community amenities and support services.

Phase 1 delivered an approximately 60,000 SF assisted living facility with 58 studio, one-bedroom, and two-bedroom units. The four-story wood and steel-framed building is designed with the first floor dedicated to administrative offices and resident amenity spaces, while residential units occupy the upper three floors. The facility includes a full-service commercial kitchen and features brick and EIFS exterior finishes. Building systems included coordinated mechanical, plumbing, fire protection, and electrical services to support assisted living operations.

Phase 2 consists of an approximately 100,000 SF independent living addition providing 69 residential units. The four-story CMU and wood-framed structure includes a new dining room and associated service area constructed within the courtyard of the existing facility, along with renovations to existing amenity spaces to better serve the expanded resident population. Exterior finishes include a combination of brick, EIFS, and siding, complementing the existing campus architecture. The project was delivered as a HUD Section 221(d)(4) financed development, expanding the campus with additional independent living accommodations and enhanced resident amenities.
