Bastian Solutions

Designed and built for Bastian Solutions, this project is a 140,000-square-foot build-to-suit facility.

This project consists of an approximately 140,000 SF build-to-suit facility designed to support warehouse, assembly, and administrative operations within a single integrated building. The facility includes an approximately 20,000 SF office area, an 800 SF dock office, and an approximately 120,000 SF warehouse and assembly area, providing flexible space for manufacturing, distribution, and operational support.

The building is constructed using painted, load-bearing tilt-up concrete panels and is designed with a 28-foot clear height to accommodate material handling, assembly operations, and palletized storage. The warehouse is climate controlled, providing a consistent environment for production and inventory. Shipping and receiving operations are supported by eight 9-foot by 10-foot dock doors and two 12-foot by 16-foot drive-in doors, allowing efficient movement of materials and equipment.

The roof assembly consists of a 45-mil mechanically fastened TPO roofing system, providing long-term weather protection and durability. Fire protection is provided by an ESFR sprinkler system, while LED lighting is installed throughout the facility to improve energy efficiency and visibility. Site improvements include 158 parking spaces to support employees and visitors. The project was engineered to deliver a durable, climate-controlled industrial facility with integrated office, assembly, and warehouse functions.
