Designed and built for a confidential client, this project is a 550,000-square-foot warehouse and distribution facility.

This project consists of an approximately 550,000 SF warehouse and distribution facility designed to support high-volume logistics and distribution operations. The building includes an approximately 10,000 SF office and is constructed using conventional steel framing with load-bearing tilt-up concrete panels, providing long-term durability and structural efficiency.

The warehouse is designed with a 32-foot clear height and 60-foot by 60-foot column spacing, with 80-foot speed and perimeter bays to optimize material handling, racking layouts, and truck circulation. The warehouse is climate controlled, while office areas are served by zoned VAV rooftop HVAC systems to improve occupant comfort and energy efficiency.

Shipping and receiving operations are supported by seventy-one dock positions and two drive-in ramps, allowing high-throughput inbound and outbound logistics. Site improvements include 80 car parking spaces, 296 trailer parking stalls, and a dedicated guard shack to support controlled site access and security.

The facility is illuminated with LED lighting throughout, and the roof assembly consists of a 60-mil mechanically fastened TPO roofing system designed for long-term weather protection and durability. The project was engineered to deliver a high-capacity distribution facility with efficient warehouse operations, scalable infrastructure, and integrated site security.
