Completed for Mills Properties, this project is a 510,000-total-square-foot, 269-unit luxury apartment community.

This project consists of an approximately 510,000 SF luxury multifamily development with approximately 250,000 SF of net rentable space, constructed on a 9-acre site. The five-story community utilizes wrap construction surrounding a 395-space precast parking garage, providing an efficient configuration that integrates structured parking directly with the residential buildings. The development includes 269 apartment units, offering a mix of one-, two-, and three-bedroom floor plans.

A 10,000 SF clubhouse serves as the primary resident amenity space and includes a fitness center, community lounge, co-working areas, Well Beats studio, package concierge, and pet spa. Outdoor amenities include a dog park, pickleball court, swimming pool with sun deck and waterfall, multiple firepits, an outdoor kitchen, and a hammock park, providing a range of recreation and gathering spaces throughout the development.

Building systems include a 60-mil TPO roofing system for long-term weather protection and an NFPA 13-compliant fire sprinkler system throughout the development. The project was engineered to deliver a high-density multifamily community with integrated structured parking, durable building systems, and a comprehensive resident amenity package.
