Designed and built for Aurobindo Pharma USA, Inc. and Aurolife, this project is a 570,000-square-foot pharmaceutical manufacturing facility and 75,000-square-foot tenant improvement.

This project consists of a large-scale pharmaceutical manufacturing and storage facility delivered through two coordinated scopes totaling approximately 640,000 SF. The development integrates high-volume manufacturing and automated storage operations with specialized pharmaceutical packaging and cleanroom environments.

The first project consists of an approximately 570,000 SF pharmaceutical manufacturing plant and storage facility constructed using tilt-up concrete construction. Shipping and receiving operations are supported by twenty-five dock positions, while fire protection is provided by an ESFR sprinkler system. A major component of the facility is an approximately 130,000 SF automated storage and retrieval system (AS/RS), designed to support high-density pharmaceutical storage and automated material movement.

The second project consists of an approximately 75,000 SF pharmaceutical packaging tenant improvement incorporating specialized controlled environments for packaging and manufacturing operations. The buildout includes ISO 8 Class 100,000 humidity-regulated cleanrooms, along with supporting space and utilities designed to accommodate an ISO 7 injectables manufacturing plant. A state-of-the-art building automation system (BAS) controls and monitors temperature, humidity, and differential pressure to maintain required environmental conditions.

The pharmaceutical packaging facility was fully commissioned at turnover, verifying performance of critical building systems and controlled environments prior to operation. Together, the two projects provide integrated pharmaceutical manufacturing, automated storage, packaging, and cleanroom capabilities within a high-performance industrial facility.
