KCAS Bioanalytical Services

Designed and built for KCAS Bioanalytical Services, this project is an approximately 70,000-square-foot office and laboratory facility.

This project consists of an approximately 70,000 SF office and laboratory facility developed on a 6-acre site to support specialized research and technical operations. The building includes approximately 20,000 SF of Biosafety Level II laboratory space, 40,000 SF of office space, and 10,000 SF of freezer and refrigerated storage rooms, integrating laboratory, administrative, and temperature-controlled functions within a single facility.

Laboratory infrastructure includes specialized gas and liquid distribution systems for deionized water, bulk liquid nitrogen, bulk nitrogen gas, and compressed air, providing the utilities required for research and laboratory processes. The HVAC system is engineered to maintain strict temperature, humidity, and ventilation requirements, supporting controlled laboratory environments and occupant safety.

The building is designed with an 18-foot clear height and includes a 2,500-amp electrical service to support laboratory equipment, refrigeration, HVAC, and building systems. The roof assembly consists of a 45-mil fully adhered TPO roof system with R-19 insulation, providing long-term weather protection and thermal performance. The project was engineered to deliver a controlled, high-performance laboratory environment with robust utility infrastructure and integrated office and cold storage capabilities.
